Why have you written to me?
We have written to you because we have noticed that you have recently submitted a planning application. We apologise now if you have no intention of selling the land with planning but we thought we’d ask just in case you are considering a sale. Hopefully you have read some of the other elements of this website and most of your questions have been answered elsewhere; the “our service” section will perhaps explain what we can do for you if you are considering a sale.
I’ve got a planning permission why do I need you?
Selling land and to the right buyer is a speciality. There are areas in land transaction that, unless you are familiar with the process, may seem daunting or in some cases an unreasonable request by a potential buyer. We have sold and bought a lot of land so we can help you understand how the industry works and will advise you on elements of the process that are acceptable and those that are not. In short we will help you create a better informed view on whether an offer is acceptable or not. Aside from that we have direct relationships with Land Buyers and Land Directors in most of the active development companies in Surrey and the South East.
I’ve got a planning refusal can you help?
Yes we can help. As you have perhaps seen from our welcome section, the property development side of our business does have substantial expertise in getting planning consents. So rather than this being a matter for Lightwood Agency please do make contact with us and we can assist you with advice and guidance in how to overcome a planning refusal.
I want this to be kept as confidential as possible can you do that?
In short yes. We don’t advertise sites or land for clients we only rely on our network of buyers so we take your land sale directly to the buying company. In reality we only offer the land to the select few who we know will be interested in your land and have the funding capability to proceed with a purchase.
I don’t want to be messed around will you help me avoid the pitfalls?
Yes, we know the industry very well and we can advise you on what is sensible and what is not, so we can advise if a buyer is being realistic in their requests. We also have a track record with most of the people we introduce land to, so we can often offer you, as seller a personal recommendation that the buyer is professional and will do what they say they are going to do.
Who pays your bill?
For normal land sales transactions we look to earn a 2% of the purchase price. If we do get involved in resolving covenant issues or other related issues then this can be discussed as a separate consultancy rate. In most straightforward transactions we secure our fee from the incoming buyer so you will not be asked to settle our fee unless otherwise discussed from the outset.
